He is adept at managing the successful execution of real estate development projects including luxury hotel, residential, mixed-use construction, commercial, industrial and interior build-outs. Toms experience is ideal for companies looking for a high-energy, hands-on Project Manager to oversee the following:
- Contractor/Consultant selection and management
- Leading Design Development team consisting of architect, structural engineers, mechanical engineers, environmental and coastal engineers, interior designer and landscape architect
- Conduct pre construction meetings to expose coordination issues and to develop value engineering propositions
- Select interior finishes: appliance packages, plumbing fixtures, kitchen cabinetry, stone and tile work, signage and all public space finishes including FF&E
- Contract administration
- Coordinate local government approvals and permitting processes
- Negotiate GMP construction contracts
- Conduct Owner/Architect/Contractor (OAC ) meetings
- Facilitate all easements and legal agreements
- Perform schedule review, expedite RFI process, address change orders and ensure construction is being implemented in accordance with architectural plans
